Connection, Growth, and Execution 
It has been a productive summer at Venture Real Estate Group. From engaging with Seattle's housing and entrepreneurial communities to expanding our management services and completing the transformation of our Lakeview property, our team continues to focus on building strong relationships and creating long-term value through thoughtful execution
Connected to the Community  
Over the past couple of weeks, Andy had two opportunities to connect with people and organizations helping shape Seattle's future.

He attended the groundbreaking for The Pointe at Thomas Apartments, a new 67-unit affordable housing development in Capitol Hill led by Cliff Avril's C&A Development. The project will provide long-term affordable housing for working families and essential members of the Seattle community. 
Andy was also invited as a judge at the PitchForce X Venture Black Startup & Investor Speed Dating event during Seattle Tech Week. The event brought together 27 founders and more than 30 investors for direct pitches, feedback, and relationship building. 
Although different in focus, both events reflected the value of bringing people, ideas, experience, and capital together to create a lasting impact. 
Company update
Expanding our Asset and Property Management Services
Venture Real Estate Group is expanding its platform with the introduction of asset and property management services designed to help owners improve both the day-to-day performance and long-term value of their properties. 

Our goal is to bring property-level execution and ownership strategy together under one roof. From leasing, tenant relations, and maintenance coordination to budgeting, reporting, and strategic asset planning, our team will provide owners with a more integrated approach to managing their investments.

This expansion builds on VREG's hands-on investment and operational experience while allowing us to support a broader range of property owners throughout the region. 
Capital Hill Lakeview Multifamily: Renovated, Furnished, and Leased
In our June newsletter, we shared the transformation of an underutilized storage space at our Lakeview property in Capitol Hill into an additional residential unit. 

We're pleased to share that the project has now reached its final milestone. The newly completed unit has been furnished and successfully leased, bringing the renovation from an initial idea to an income-producing residence. 

This outcome demonstrates the full impact of thoughtful asset management: identifying overlooked potential, executing a strategic improvement, and positioning the finished space to generate additional value. It is a rewarding conclusion to the project- and a strong example of what creative thinking and hands-on execution can accomplish within an existing property.

Seattle Fundamentals Improve as Pricing Continues to Reset
Seattle's multifamily market showed signs of improving balance during the second quarter. Vacancy declined to 6.7%, average asking rents increased modestly, and year-to-date absorption exceeded new deliveries by more than 2,200 units. 

At the same time, average sales prices remained below last year's levels and cap rates continued to edge higher. For investors, the combination of improving property fundamentals and resetting valuations may create opportunities for disciplined buyers who can identify well-located assets with long-term upside.

The Multifamily Recovery Gains Momentum
National multifamily demand continued to outpace new supply in the second quarter, with more than 152,000 units absorbed compared with approximately 67,000 units delivered. National occupancy increased to 95.6%, helping support a return to positive rent growth. 

Performance continues to vary by market, and nearly 500,000 units remain under construction nationwide. However, stronger demand and a moderating development pipeline suggest that the sector is gradually moving beyond the most challenging stage of the recent supply cycle.

Lenders Compete on Pricing While Maintaining Discipline
Commercial real estate lenders are showing greater competition on pricing, although underwriting standards remain measured. Multifamily loan spreads narrowed by 15 basis points year over year during the second quarter, while average loan-to-value ratios declined from 65.8% to 63.3%. 

The result is a lending environment in which financing costs are becoming somewhat more competitive, but burrowers are still expected to bring meaningful equity and demonstrate strong property-level fundamentals. For investors, thoughtful capitalization and conservative underwriting remain essential.
